All the back-end stuff of the full Done With You Program is great and will need to get done sometime by you or your team.  

But let's be honest, having a coach by your side in those crucial first steps is the biggest value of the program. 

We've designed a step by step process to your first Group Home below and our "Phil Jacksons" will be there to guide you along the way! 

Call #1

 This introductory call with your coach is designed to set the foundation for your success. During the session, your coach will provide an overview of the program, address any questions you may have about the process or business model, and work with you to define your goals while developing a tailored game plan to achieve them.

You’ll also receive your first homework assignment, which will be to set that first meeting. Additionally, your coach will identify target organizations for you in real time and provide the proven script we use to secure these meetings. Simply follow the steps provided—copy, paste, and schedule the meeting. From there, we’ll handle the rest!

Milestone to move on: Set up 1st Digital Meeting

Call #2

 

After scheduling the meeting, you’ll have the opportunity to observe your coach deliver a professional pitch on your behalf. During the call, your coach will take the lead, guiding the conversation and handling most of the talking. You’ll be introduced as the "Operational Manager" of your company, allowing you to participate as much or as little as you prefer while gaining valuable firsthand insight into engaging with industry professionals.

Following the meeting, your coach will debrief with you, reviewing key takeaways and providing the next assignment.

The next phase involves a hands-on approach with classic in-person marketing strategies. You’ll visit a few pre-selected organizations to collect business cards, follow up using the provided scripts, and schedule your next meeting. Detailed content and instructions will ensure you're fully prepared to execute this stage effectively.

 
Milestones: Get at least 3 new contacts and set next digital meeting

Call #3 

 

This will be your second guided call. By now, you will have engaged with a few organizations—both alongside your coach and through in-person interactions—and should have gathered a proof of concept demonstrating the demand for this type of housing in your area.

With this foundation in place, it’s time to shift focus toward securing the actual property. Through our experience, we’ve found that the most effective approach for most of our students is not searching for a property directly but rather finding an investor who is eager to collaborate with you.

During this guided call, your coach will walk you through the process of identifying potential investors, provide guidance on how to approach them, and equip you with the scripts and content needed to achieve the next critical milestone.

Call #4

During this session, your coach will present a professional pitch to the investor you’ve identified. The focus will be on showcasing the many advantages of this business model and addressing any questions the investor may have. As long as you’ve done your part, this presentation will make it an incredibly compelling opportunity for the investor to collaborate with you.

While external factors like paperwork, timing, or property availability may occasionally cause delays, our track record speaks for itself—at the time of writing, every pitch we’ve delivered has resulted in an investor expressing verbal interest in working with our clients.

Even if this particular partnership doesn’t move forward, you’ll gain invaluable firsthand experience in securing deals and leave the call equipped with the tools to achieve your next objective.

Milestone: Secure a lease or partnership with an investor.

Call #5

At this stage, you’ll have both your investor and property secured, along with the confidence and skills to engage with organizations and pitch your business effectively. The focus now shifts to "closing the deal" with the organizations you’ve built relationships with and preparing for your initial move-ins.

This call will serve as a comprehensive review of your systems, ensuring everything is in place for a seamless transition as you launch your first property.

Milestone: Fill your first home

 

Call #6 (BONUS)

You’ll receive six months of dedicated coaching to help you achieve success. Once you’ve completed all assignments and have your first home up and running, you’ll be invited to a special strategy session with the founder of Group Home Riches, Mr. Andy Rothschild.

This exclusive session will be featured on our podcast, where you’ll share your journey and accomplishments. Following your story, you’ll have the opportunity to discuss scaling your business, real estate investments, management strategies, or any other topics you’d like to explore with our founder.

  • You will get a tutorial and guide to outsourcing. There will be a ton of suggested, backend things that should get done. Once you see the work included you will understand how important it is to have help. This content will show dive into the art of finding talented and affordable help online. 
  • Hubspot will be your suggested CRM. There will be a guide and video walking you through this.

In between each call and throughout the process you will have access to your coach via discord. This is a free app meant to replicate texting. There is no guarantee on response time, but think of it as texting. You will get a much quicker response compared to email or scheduled calls. This is what you will use to coordinate meetings, receive your homework assignments, and ask any and all of your questions. 

 

You will have this access for 6 months.

Client Requirements.

 

Communications

Client agrees the support communication is to be via discord server and coaching 

calls on Zoom. The Company typically responds to email within 24-48 hours excluding weekends and standard public Holidays. Client is expected to be very proactive, complete suggested homework assignments, and required to complete milestones in order to proceed through outlined coaching calls. 



Limitation of Liability

The Company shall not be liable for any incidental, consequential, indirect or special 

damages, or for any loss of profits or business interruptions caused or alleged to have been 

caused by the performance or nonperformance of the Services. The Company is not 

responsible for errors which result from faulty or incomplete information supplied to The 

Company by Client. Client also agrees to not seek damages in excess of the contractually 

agreed upon limitations directly or indirectly through suits by or against other parties. The 

Company shall not be liable to Client for any costs, damages or delays due to causes beyond 

its control, expressly including without limitation, unknown site characteristics; changes in 

policies, changes in terms of services.

 

Participation

You will be given various tasks and homework assignments from your coach. We will be setting up meetings with you and on your behalf. You are the “boots on the ground” for your organization, so when it’s time for follow up meetings to be set and “closed” this will be up to you. The more confident, professional and likable you are, the better the relationships will be. In general, it’s expected for you to be available, have time to put into this project, participate, be proactive and do what we tell you to do. We are there for guidance, but this is not a Real Estate investing course. It is up to you to provide a home to operate out of. There are various strategies for this which should be learned by you in the Gold Course.

 

No Guarantee

The Company does not warrant or guarantee any specific level of performance or results. 

Example of results obtained for other clients of The Company may be used as a marketing 

tool and shown to Client for demonstrative purposes only and should not be construed by 

Client as indicating any promised results or level of results.

 

Compensation and Payment

Client agrees to pay the company __________ for the “The Services” section of this agreement. Payment must be made by Client via a purchase link provided by the Company. Results may vary, are not guaranteed, and there will be no refunds.
